How much is the application fee?

The application fee is $65 (per adult applicant). Background checks will be conducted upon application. This application fee is non-refundable. Income and identity will be verified through a third-party service – VeriFast. A refundable $250 deposit is owed at the time of application and will be transferred to the security deposit upon application approval

What additional fees can I expect?

There is a $250 administration fee (non-refundable) collected on the first day of move-in. There is also a utility administration invoice processing fee of $5/month for utility billing.

Are pets allowed?

Yes. We welcome pets. There is a $350 pet fee which is non-refundable. The pet fee is charged per unit, not per pet. There is also a $35 monthly rent per cat and a $50 monthly rent per dog.

Pet policy:

• Only cats and dogs allowed.
• Up to two pets per residence.
• No weight limits.
• All pets must be spayed or neutered and in good health.
• Vet verification and pet licensing through the City of St. Louis Park is required.
• Must register your animal through PetScreening; additional fees may apply.
• The following breeds must go through an additional Canine Behavior Assessment conducted by Management for approval to be onsite: Pit Bull (Staffordshire Terrier), Rottweiler, German Shepherd, Doberman Pinscher, Chow Chow, Great Dane, Dalmatian, Akita, Presa Canario, Wolf Hybrid, Saint Bernard, and any mix of these breeds.

Is private storage available?

Yes. Private resident storage is available for $15 per month. Pricing varies by size. Dimensions vary and can be provided upon request.

Is parking available on-site?

Controlled access underground parking is available for standard vehicles and EV vehicles for $125-$150 per month based on location and stall type.

What lease terms do you offer?

We offer flexible lease terms ranging from 6 – 15 months. Pricing may vary based on the lease term selected.

What utilities are residents responsible for?

Residents benefit from a building-wide bulk-internet discounted rate provided by Xfinity/Comcast. An internet charge of $55 will be added to residents’ monthly rent for in-home 500 Mbps high-speed internet service. Additional internet and cable packages can be purchased through Xfinity/Comcast and paid directly to Xfinity/Comcast.

Residents are responsible for all utilities and most will be billed directly from Solene, along with rent. Electric and gas are individually metered (actual usage) and paid directly to the vendor. Water, sewer, and trash are formula-based (by apartment size and number of occupants) and billed back to residents on their rental ledger.

Do you have on-site management?

Yes. Solene has on-site professional management and 24/7 emergency maintenance.

Is smoking allowed at Solene?

No. Solene is a smoke-free community.

What are my options for paying rent?

Rent is due on the 1st of each month by mail, flexible options through Online Resident Portal, or rent drop box.
